Hercules property owners paid 1.1% of their home values in property taxes during the fourth quarter of 2025, which is more than 1.3 times above the national average, according to BlockShopper.com.

The median price for a Hercules home sold in the final quarter of 2025 was $654,500, using figures from 30 sales recorded during that period. The city’s median tax bill that year was $7,448, representing 1.1% of the median value for taxed homes.

The average effective property tax rate nationwide was 0.888% in 2024.

Across Contra Costa County, the top three localities with the highest effective rates were East Contra Costa (Unincorporated), Oakley (Unincorporated) and Crockett (Unincorporated).
